The Topeka Art Guild invites member artists our Loft gallery and studio space offers artists a professional retail environment designed to showcase original artwork, connect with the public, and expand sales opportunities in a supportive artistic atmosphere.

* By paying for your space you are agreeing to the below contract 

TOPEKA ART GUILD ARTIST RENTAL AGREEMENT

1. Space & Term

  • The Guild agrees to rent retail/studio space to the Renter located within the Topeka Art Guild at Fairlawn Plaza for Guild membership. Join for $50 per year.
  • The space is rented for a term of three (3) months, beginning on
    1. 01 Jun 2026 - 31 Aug 2026
    2. 01 Sep 2026 - 30 Nov 2026
    3. 01 Dec 2026 - 28 Feb 2027
    4. 01 Mar 2027 - 31 May 2027
  • After 3 months, artists are reviewed by the Executive Committee and the Director/Resident Agent and may be offered a new 3-month agreement with their commission payouts.

2. Rental Rate & Commission Payment

  • Rental space is a 3-panel display area.  
  • Total is $165, paid in full on the contract
  • Total rent due for the 3-month term: December, March, June, September
  • Rent is due in full on or before the start date of each rental term.
  • Commission on Sales 80% Artist 20% T.A.G. payment on sales made will be in December, March, June, and September for the preceding contract ending.  

3. Setup & Display Requirements

  • The Guild will provide grid walls or available display areas, hanging accessories as available.
  • All extra display or artist studio setups must be submitted and pre-approved by the Topeka Art Guild Executive Committee and the Director/Resident Agent.
  • Setups must be safe, professional in appearance, and not obstruct other artists or walkways.
  • To provide a uniform and professional sales floor, all grid walls and accessories will be black to keep the focus on the Artwork available for sale.  

4. Work Standards

  • All artwork displayed must meet the quality and content standards of the Topeka Art Guild.
  • The Guild reserves the right to refuse or remove any artwork that does not align with its standards or mission.  If unsure or contact the Executive Committee and the Director/Resident Agent before hanging
  • Artwork must be for sale and have an easily readable tag attached, and will include the Artist's name, Medium, size, and price. Color-coded tags will be provided to make sales logging in the loft gallery more identifiable

5. Termination & Renewal

  • The Guild may terminate the agreement early for violation of terms or if the artwork does not meet Guild standards.
  • Renter will be notified in writing if they are not approved for renewal at the end of the 3-month term.

6. Operating Hours Renter may access the space during regular Guild hours:

  • Wednesday to Saturday: 11:00 AM – 5:00 PM
  • Closed Sunday through Tuesday by appointment only

7. Liability

  • The Renter is responsible for their own artwork and personal property.
  • The undersigned agrees to indemnify, defend, and hold harmless Topeka Art Guild from and against any claims, liabilities, damages, losses, and expenses, including reasonable attorney’s fees, arising out of or in connection with rental spaces.
  • The Topeka Art Guild is not liable for theft, damage, or loss of items in the rented space.

8. General Terms

  • This agreement is non-transferable.
  • Any changes to this agreement must be made in writing and signed by both parties.
  • This is an evolving gallery, and each contract will be a new agreement with new terms as needed.
  • No Artist is guaranteed any space location or price agreement outside of the 3-month contract.
  • Topeka Art Guild will offer new contracts in the best practice of business demands and in the best beneficial outcomes for the Guild and its membership.
  • An artist may use the loft space for classes with the same 80-20 guild split. Email Admin@TopekaArtGuild.org to schedule your event.
